Our process
When you partner with Comprendé to take care of your property, you’ll enjoy a simple, yet thorough process:
Rental appraisal
Our Sales Manager will have a conversation with you to understand your needs and what you’re hoping to achieve with your property. After that, we’ll visit the property and walk through it so that we can provide you with a rental appraisal. This will tell you how much we believe we can rent it for, based on the property itself and comparable rental properties in the area.
Onboarding
When you partner with us you’ll sign a management authority form. This gives us the right to advertise and manage the property on your behalf. At this point, you will be assigned to your own dedicated Property Manager. They will be your go-to person for anything related to your property.
Advertising & viewings
Next we get professional photos taken of your property and start advertising. At viewings, we show prospective tenants around the property answering any questions they may have. You will be provided with weekly feedback and updates on all applications.
Tenant selection
All applicants undergo a thorough background check, including credit and references and are assessed by our team based on their suitability for your property.
Upon your approval, the successful applicants are offered the property, the lease is signed, and the bond is paid.
Ongoing management
Once your tenants are settled in their new home, all queries, including any maintenance requests they may have, come directly to us.
Each quarter our Field team will inspect the property to make sure it’s being well looked after.
We’ll give you a personalised log in to our online Owner Portal, which gives you easy access to view all transactions, inspection outcomes, statements and more.
On top of that, you’ll receive our monthly newsletter from your Property Manager, keeping you updated on business and market news.
