Should you hold or sell your wellington rental property?
October 15, 2026
Is now the time to sell your Wellington rental, or could holding on be the smarter move?
It’s a question we’re hearing more often from property owners, and the good news is that both options can make good financial sense. It all depends on what you want your investment to achieve.
Let’s look at what the Wellington market is telling us and what that means for you.
What’s happening in wellington?
Wellington’s property market has certainly had its ups and downs.
According to QV’s September 2026 House Price Index, Wellington City property values were 7.4% lower than a year earlier, with an average value of $762,541.
That might sound like a reason to hold off selling, but it’s not quite that simple.
A quieter market can create opportunities for buyers, while owners who have built up equity may still be well positioned to sell.
And for landlords thinking about holding, rental income remains an important part of the equation.
Why holding could be a smart move
If your rental is providing steady income and you’re happy with how it’s performing, keeping it could be a great long-term strategy.
According to rental bond data published by Tenancy Services, the median weekly rent in Wellington City was approximately $595 for the year to August 2026.
That’s around $30,940 in gross annual rental income at that weekly rate, before expenses or vacancies. Of course, your property’s actual return will depend on its location, size and condition.
You can check rental prices for your suburb using the Tenancy Services Market Rent tool.
Holding could make sense if you’re enjoying consistent rental income, have manageable expenses and aren’t in a hurry to access your equity.
Plus, keeping your property gives you the opportunity to benefit from any future market recovery, although there’s no guarantee when or whether that will happen.
Why selling could be just as smart
Selling doesn’t have to be a response to a struggling investment. It can be a positive step towards your next financial goal.
Perhaps you’ve built up considerable equity, want to reduce your mortgage, are planning for retirement or have another investment opportunity in mind.
Even with property values below their previous peaks, you could still be in a strong position, particularly if you’ve owned your rental for several years.
And while the market may be quieter, that doesn’t mean properties aren’t selling. The key is understanding what your particular property could realistically achieve today.
If selling is on your radar, it’s also worth checking Inland Revenue’s property tax rules and getting advice on any tax implications before making a decision.
So, what’s the right move for you?
Rather than trying to predict exactly where the market will go next (we’d all love that crystal ball), ask yourself three simple questions:
- What is my rental actually returning? Look at your income, mortgage costs, rates, insurance and maintenance.
- What could I achieve by selling? Consider your property’s current market value, outstanding mortgage and selling costs.
- What are my plans for the next few years? Your financial goals matter just as much as market conditions.
The answers should give you a much clearer picture of which option suits you best.
