Celebrating 9 Years of Growth and New Ventures at Comprendé!

Having celebrated Comprende's 9th birthday in December last year,  we are incredibly proud to recognise the growing base of clients who continue to trust and refer us to their friends and family. This has driven our expansion into Real Estate, as indicated by requests from you, and similarly, we have acquired an Airbnb management business. This came about after many discussions with existing clients seeking information about this segment of the investment market. We are excited to provide a range of solutions for your property investment needs.

residential property manager bill

In February, the Parliament reviewed submissions on the Residential Property Manager's Bill, which aims to enhance residential property management services through stricter regulations. Key provisions include establishing minimum entry requirements, enforcing professional standards, and setting up a complaints and disciplinary process for property managers. The bill seeks to ensure accountability and foster professionalism in a sector critical to nearly one-third of New Zealand households that rent, half of which are managed by professionals. Comprendé actively supports this legislation, advocating for higher standards and responsibility within the industry. You can read the full press release here.

TONY ALEXANDER

Tony’s Property Investors Insights report highlights a notable shift among long-term investors, with an increasing number planning to sell properties earlier than their initial ten-year holding period. Additionally, despite prevailing cost pressures and a healthy tenant demand, the forecasted rent increases have moderated. View Tony’s newsletter here for full results.

REAL ESTATE APRIL SUMMARY

by Angelique Mitchell
The Wellington property market is favouring buyers with a 30% rise in listings, leading to eased price growth and greater negotiation leverage. This buyers' market is seeing properties linger longer due to an influx of options and job market uncertainties. However, well-presented and accurately priced homes sell swiftly. Sellers should prioritise legal and financial readiness, comprehensive disclosures, and strategic marketing to navigate the oversupply and achieve success. Be assured that the team at Comprendé are happy to help and ready to guide you through selling your home or investment property. As always, we focus on delivering results, unparalleled dedication and a seamless experience. Reach out to your property manager or myself at any time for an honest chat about your property. Everything starts with a conversation and if you’re up for a coffee, it’s on us.

THE BRIGHTLINE TEst

New Zealand's Brightline test is being revised, effective from 1 July 2024. The duration for tax liability on profits from residential property sales will be reduced from ten years back to its original period of two years. This applies unless exceptions for main homes, relationship property transfers, trust transfers, or inheritance are relevant. Current properties held under the previous five or ten-year rules will transition to the new two-year rule. Properties purchased before July 2022 will be exempt after July 2024. Expert legal and tax advice is recommended for property sales to ensure compliance with the updated Brightline obligations - at Rainey Collins, there is an experienced team who can answer your questions and put you on the right track.
