Our Confidence Guarantee

We’re so confident in our service, we back it with a confidence guarantee: No lock-ins, no risk, just great property management.

  • 7 day notice period: We let owners terminate their contract with us with just 7 days’ notice. This is unlike most other property management companies who lock their clients in for at least 30 days.  
  • Service guarantee*: If a client believes we haven’t delivered on our promise (and we agree), we will waive our management fee the following month. (*See full Service Guarantee Terms).

*Service Guarantee Terms:

Comprendé is committed to delivering high-quality property management services. If an owner reasonably believes we have not met the service standards set out in our management agreement or under the Residential Tenancies Act 1986 – and following a good faith review we agree – Comprendé will waive the monthly property management fee for the following billing cycle.

To raise a concern under this guarantee, the owner must notify Comprendé in writing within 10 business days of the service delivery in question. We will review the matter and provide a written response within five business days. The outcome of the review will be final.

This guarantee applies only to management services explicitly covered under our authority to act and does not apply to:

  • Delays or issues caused by tenants, third parties, or owner inaction
  • Breaches outside Comprendé’s control, including smoking violations or property damage
  • Disputes regarding tenant arrears, tribunal decisions, or bond recovery
  • Late payment of supplier invoices due to insufficient funds in the owner’s account

The waiver of the monthly property management fee is the sole remedy available under this guarantee and shall not constitute an admission of liability.

This guarantee does not alter the rights of either party to terminate the agreement with seven days’ written notice, as outlined in Clause 1.
