How to ace your first flat inspection in Wellington

A Q&A with Rebekah Hicks, Field Crew Supervisor at Comprendé Property management & Real estate

If you’re renting in Wellington and have just received notice of your first inspection, it’s completely normal to feel unsure about what to expect. 

What are property managers really looking for? How clean is “clean enough”? 
 
To help Wellington tenants feel confident and prepared, we sat down with Rebekah Hicks, who leads the Field Team at Comprendé Property Management & Real Estate. Rebekah oversees rental inspections across Wellington every week and knows exactly what makes an inspection smooth and stress free. 

Here are her top tips for acing your first rental property inspection in Wellington.

Q: Rebekah, what is a flat inspection actually for?

Rebekah: 

A routine inspection is a standard part of renting in Wellington and throughout New Zealand. It’s not about catching tenants out. It’s about making sure the rental property is being well cared for and checking whether any maintenance issues need attention. 

When we carry out a Wellington rental inspection, we’re looking at: 

  • The overall condition of the property 
  • Whether it’s being kept reasonably clean and tidy 
  • Any signs of damage 
  • Any maintenance issues that may need to be addressed 

It’s also an opportunity for tenants to raise concerns about their Wellington rental property, especially as we head into colder months when damp and condensation can become more noticeable. 

Q: What’s the biggest misconception Wellington tenants have about inspections?

Rebekah: 

That the property needs to look like a show home. It really doesn’t! 

We manage a wide range of Wellington rental properties, from modern apartments to older villas and character homes. We understand that rentals are lived in. We’re not expecting perfection. We’re looking for reasonable care. 

Laundry drying inside during autumn? That’s normal in Wellington.  Kids’ toys around? Absolutely fine.  A few dishes on the rack? No problem. 

What matters is general cleanliness and that the property is being looked after. 

Q: What are 5 things tenants should focus on before a rental inspection? 

Rebekah: 

1. Kitchens and bathrooms 

These areas matter most in any rental property inspection. 

Make sure: 

  • Benches and surfaces are wiped down 
  • The oven is not heavily soiled 
  • Shower glass is reasonably clean 
  • Extractor fans are working and not clogged with dust 

Because Wellington homes can struggle with moisture, we pay close attention to mould build up around showers, windows, and ceilings. A quick clean before inspection makes a big difference. 

2. Condensation, damp and ventilation 

Before your flat inspection in Wellington: 

  • Wipe moisture from windows 
  • Open windows when weather allows 
  • Use extractor fans in bathrooms and kitchens 
  • Avoid blocking air vents 

If you are experiencing ongoing damp issues in your Wellington rental property despite ventilating properly, tell your property manager. Rental inspections are designed to identify and resolve these issues early.

3. Outdoor areas  

Wellington’s wind can create maintenance issues quickly. 

Before inspection: 

  • Clear leaves from decks and paths 
  • Make sure drains are not blocked 
  • Keep lawns reasonably maintained 
  • Ensure rubbish bins are tidy 

Blocked drains and wet leaves can lead to water damage. A simple and frequent outdoor tidy helps protect your rental property. 

4. General cleanliness and care 

During a Wellington rental inspection, we’re assessing care, not lifestyle. 

Quick ways to prepare: 

  • Vacuum high traffic areas 
  • Remove rubbish 
  • Tidy clutter 
  • Make beds and clear surfaces 

A reasonably tidy home allows us to clearly assess the condition of walls, flooring, windows, and fittings. 

5. Report maintenance early 

One of the most important parts of Wellington property management is communication. 

If something isn’t working, report it before inspection: 

  • Leaking taps 
  • Faulty heaters 
  • Cracked windows 
  • Signs of leaks or water damage 

Early reporting protects both tenants and owners and ensures small problems do not become expensive repairs, especially in Wellington’s climate. 

Q: What would raise concern during a rental inspection in Wellington? 

Rebekah: 

Most Wellington rental inspections are straightforward.

Concerns usually arise when we see: 

  • Excessive mould growth 
  • Unreported damage 
  • Holes in walls 
  • Evidence of leaks that haven’t been mentioned 

In Wellington rental properties, ignoring moisture is the biggest risk. Condensation and damp can quickly turn into wall or ceiling damage if not addressed. 

The key is communication. If you are unsure about something, tell your property manager. 

Q: How long does a Wellington rental inspection take? 

Rebekah: 

Usually between 10 and 20 minutes, depending on the size of the rental property.

We are not opening drawers or going through personal belongings. A rental property inspection focuses on the condition of the home itself. 

Q: Any specific advice for tenants renting in Wellington right now? 

Rebekah: 

Yes. 

As we head into autumn and winter in Wellington: 

  • Clean heat pump filters 
  • Check that heaters are working properly 
  • Increase airflow where possible 
  • Watch for early signs of mould in wardrobes and corners 
  • Keep outdoor drains clear 

Older Wellington villas and character homes are particularly prone to condensation. Staying proactive now will make winter more comfortable and protect the rental property long term.
